When is the front office open?

The office is open Sunday-Thursday 9:00-5:00 PM and Friday-Saturday 9:00-7:00 PM.

If you need to reach out team outside of our office hours, please do not hesitate to reach out at the after hours phone number that is provided with your check-in material. Our staff is onsite and available to help with any issues that arise throughout your stay.

What time is check in and out?

Check in: 3pm

Check out: 11am

Early check in and late check out are sometimes available, for a fee, though we are unable to guarantee either prior to the date of arrival.

Can I reserve a specific site?

We do not guarantee specific sites; instead, we guarantee site types. However, we ensure that each site type is equipped with essential amenities and meets our standard of quality and comfort.

Where can I learn about the coffeeshop?

We have delicious espresso drinks and breakfast and snack items for purchase at Overlook Coffee Co.! Information about Overlook Coffee Co. can be found here.

Is BV Overlook open year-round?

Yes! BV Overlook is open year-round, including the winter season.

Are you dog friendly?

Yes! We love having dogs stay with us. We have no breed restrictions and we have an on-site dog park. Please pick up after your dog and keep them leashed while on site. There is no fee for dogs in our RV Park. A $50 dog fee will be applied for Tiny Homes and a $25 dog fee will be applied for Cabins. Pets are not allowed in our Glamping Tents or Yurt.

Is there Wi-Fi / cell coverage onsite?

Yes, there is complimentary Wi-Fi across the property. We are located in a rural area, and due to the Arkansas River Valley’s limited Wi-Fi access we utilize Starlink Satellite Internet Services. As a result, our Wi-Fi bandwidth may be impacted by weather, satellite range, and other obstructions.

We cannot guarantee that our Wi-Fi will reach your site or if it will accommodate streaming, however the BV Hub and Laundry area will always have the best reception. If you plan on working remotely, we recommend you test your connection in advance to ensure it is strong enough for your needs.

AT&T has great service on our property, and other service providers can be spotty.

Many guests use their stay with us to unplug and enjoy the outdoors, and we invite you to join us in experiencing the beauty and nature of BV Overlook!

What is the weather like?

You can read the Buena Vista weather forecast for the next week here. We sometimes experience high winds, so we recommend that you do not leave awnings or tents without stakes unattended.

Where are you located?

We are located in Johnsons Village, less than 10 minutes from downtown Buena Vista by car. We are approximately 30 minutes from Salida, 45 minutes from Leadville, and 45 minutes from Monarch.

What are the shared bathrooms like?

We have three bathhouses on property. The one attached to our main office building is a binary bathroom with showers and toilets on both sides. Two of our bathhouses are gender neutral, with each bathroom containing its own shower, toilet, and sink. Additionally each of our gender neutral bathrooms has one ADA stall.

Do you provide bedding?

All of our accommodations include bed linens. Twins beds (bunks) are only made upon request. Tiny Houses also include bath and kitchen towels.

Are there communal cooking facilities available?

There are light cooking facilities in The Hub's 24 hour lounge. We provide a small toaster oven, microwave, hot water kettle, and sink. The historic cook shack is currently a communal hammocking and fire pit space that also includes a propane grill and smoker guests can use outside the cook shack.

How far are you from Denver?

We are a 2 hour and 15 minute drive from Denver, although we recommend you check traffic conditions for a more accurate estimate. 

When do reservations open for next year?

Our reservations are released 6 months out.

Can we put our awning out?

Due to high speed wind gusts that can occur as a result of our placement in the Valley, we recommend only putting your awning out when you are actively using it. Four Points Funding and the BV Overlook is not liable for any damage to your awning, rig, or other belongings as a result of high winds or other "acts of god."
